How does custom home building differ from tract builders?
Gramly Construction’s custom homes offer clients virtually any feature they desire in their new home or property. On the other hand, tract homes are typically built in multiples and only offer a certain selection of upgrades or options at additional cost to the buyer. Some of the important advantages to building a custom home over a tract home are that custom home building affords clients full control over every detail through to the completion of their home, as well as unique, quality designs and superior workmanship.

What is Gramly Construction’s process?

Can I make changes during any of the building phases?
Certainly, Gramly Construction is happy to work with clients should they want to discuss any changes to their project. It is important to note Gramly Construction maintains a stringent policy that any modifications to an original contract or scope of work must be memorialized in writing and signed by both the client and Gramly Construction. Such measures and understandings will ensure clients are thoroughly satisfied with the completed project, as well as informed on material and cost implications involved in potential modifications.
What permits, approvals, inspections and other requirements will likely apply in my construction project?
Most construction projects will require a permit and building inspections. As a licensed general contractor, Gramly Construction will ensure compliance, inform clients of all such requirements and make the necessary arrangements to obtain permits and schedule inspections. It is important to note that clients, who live or own in an HOA (Home Owners Association), may need additional approvals prior to and during the construction process. We also recommend clients discuss their construction plans and expectations with surrounding neighbors, whether, or not the building will take place in an HOA.

What is a construction concierge and how is it different from a construction manager?
A construction manager is responsible for the work and safety of the construction team, as well as the entire construction site. A Construction Manager is also responsible for the many operational relationships between the workforce, subcontractors, vendors and other associates at the construction site.
Gramly Construction, Inc. provides a much broader range of client services in addition to construction management. How long can I expect my renovations to take?
As with any construction project, renovations can vary greatly in length of time. At Gramly Construction, the average bathroom remodel takes approximately 30 days, while an average kitchen remodel may take closer to 90 days. Whole-house remodels may take up to a year or more, depending on the scope of the remodel. Barring unforeseen or uncontrollable circumstances, Gramly has a proven track record of meeting renovation deadline commitments. Gramly Construction will be happy to discuss possible time frames and other expectations based on client’s actual plans and specifications.
How long does the average new home take to build?
The time it takes to build a new home can vary greatly. Gramly Construction’s average completion time for new-home construction is approximately 9 months. In general, depending on the size, specifications and other factors involved in constructing a new home, clients can typically expect their new home to be completed between 9 to 18 months. Barring unforeseen or uncontrollable circumstances, Gramly has a proven track record of meeting construction deadline commitments. Gramly Construction will be happy to discuss possible time frames and other expectations based on client’s actual plans and specifications.
How much will my custom construction project cost?
Whether clients want to design and construct a custom home or renovate an existing home or building, the cost depends on many factors. As with any construction project, the potential costs are subject to factors, such as, project scope, property size, time to build and the type and amount of building materials necessary. Gramly Construction is happy to assist clients to develop a potential budget or cost out plan-specific projects.

What do I need to know about designing and building an outdoor living space?
When it comes to designing and building an outdoor space, clients usually begin by creating a “wish list” or an inventory of their desired goals and features, along with their idea of a basic budget. Most projects will require drawings to ensure the vision and outcome are equally beautiful and functional. How do I know if my home contains lead-based paint and is Gramly Construction qualified to renovate my home in the event lead is detected?
Homes built prior to 1978 may contain lead-based paint and could pose a health risk to residents and their families, especially pregnant women and children under the age of six. Certified testing methods must be utilized prior to the start of any renovations in pre-1978 housing and child-occupied facilities to determine if lead-based paint is present. Gramly Construction is certified by the EPA (Environmental Protection Agency) to expertly and safely satisfy pre-renovation education requirements, conduct testing and perform renovations and repairs in pre-1978 homes where lead has been detected. Residents and owners of pre-1978 homes should employ only certified renovators, who follow lead-safe work practices and are authorized by the EPA to do so.
